As someone who's personally familiar with the process—especially in the Dominican Republic—I know the excitement and the potential pitfalls.  If you're considering purchasing property in another country for retirement, here are key things to keep in mind—along with a few personal insights from my experience on the ground.


1. Establish Your Budget (and Expect to Pay in Cash)

Before you start shopping for your dream retirement home, take a hard look at your finances. In many international markets, including the Dominican Republic, cash is king. Mortgages can be difficult for foreigners to obtain—and if they're available, the terms often differ dramatically from what you're used to in the U.S.

 And remember: closing costs, legal fees, and property taxes can add up. A $150,000 property might realistically require $165,000 or more in cash. Be sure to factor in some extra cushion for unexpected expenses.


2. Choose a Country That Allows Foreign Ownership

One of the reasons I recommend the Dominican Republic is because it welcomes foreign buyers. Property ownership is straightforward, and the legal framework supports international investment. This isn’t the case everywhere—some countries have restrictions that can complicate the process.

3. Visit—More Than Once

Even if you plan to pay for the home outright, you’ll need to budget for property taxes, utilities, internet, maintenance, and possibly property management. If you’re not planning to live there year-round, you’ll also need someone to check in on the home—and possibly manage it as a rental if you want to generate income.

Knowing how far the property is from grocery stores, hospitals, banks, and other essential services is just as important as the home itself. In my consultations, I always walk clients through these day-to-day lifestyle considerations.


5. Work With the Right Team

This is crucial: never go it alone. Hire a local attorney who is independent of the seller and fluent in your language. Your attorney should review contracts, verify title, and help you navigate local rules, including HOA documents and zoning laws.
