Pending sales (homes under contract) also rose by 6.2% year-over-year, with 345 new under contracts in June, demonstrating continued buyer interest.

The strongest buyer activity is in the $300,000 to $499,999 price range, where the majority of sales occurred.
The luxury segment, homes priced above $700,000, has more inventory and a slower pace, giving buyers greater choice in higher-end properties.
Single-family homes dominate the market, with an average list price around $613,772.
Townhomes and condos remain a smaller portion of listings, with average prices in the $390,000 to $450,000 range.
