We are currently seeing a notable divergence: buyer demand is quietly surging, yet pricing power remains firmly in the hands of those with a superior strategy. In short, buyers have returned to the table—but they are more disciplined than ever.
The most critical signal in this report isn't what sold, but what is about to sell.
In February, 923 homes went under contract, a significant 15.1% increase over the same period last year. This is a massive jump in "top-of-funnel" activity for this early in the year. Conversely, new listings dipped slightly (-3.6%), suggesting that the massive inventory overhang we saw in 2025 is beginning to be absorbed.
The Expert Take: When pending contracts rise while new supply tightens, you’re looking at market stabilization in real-time. We aren't back to 2021-style bidding wars, but the "floor" of the market is solidifying.
You might notice that closed sales were down 4.3% (667 homes). Don't let that confuse you. Closings are a lagging indicator—they represent decisions made in December and January. The 15% surge in February contracts won't show up in the "Closed" column until our March and April reports.
Austin’s median sale price currently sits at $540,000, a 2.7% year-over-year dip. While the "post-boom" correction is still reflected in the YOY numbers, the broader trend shows a healthy plateau.

The bulk of the "velocity" in Austin is concentrated in the mid-market. While luxury activity remains steady (53 sales over $1.4M), the engine of the Austin economy is the $300K–$600K bracket. This is where financing incentives and organic demand are most aligned.
Perhaps the most telling stat for sellers is the prevalence of price corrections. In the $400K–$599K range, nearly 50% of active listings have taken a price reduction.
However, there is a silver lining: homes that adjust their price to meet the market are going under contract in an average of 20 days post-adjustment.
The takeaway? The market isn't rejecting Austin real estate; it’s rejecting "aspirational" pricing.
The median 58 days on market is slightly misleading. In the field, we are seeing a "barbell" effect:
The Turnkey Tier: Homes that are staged, upgraded, and priced correctly sell in 14–21 days.
The Stale Tier: Homes that "test the market" or ignore condition issues are sitting for 90+ days, dragging the average up.
For Sellers: You cannot "list and chill" in 2026. Success requires a trifecta of pricing discipline, curated property condition, and aggressive marketing. The buyers are there—they just need a reason to pick your house over the five others on the block.
For Buyers: You have a window of opportunity that didn't exist two years ago. Inventory is healthy, and you have the leverage to negotiate repairs or rate buy-downs. However, the 15% jump in contract activity suggests that the "quiet" period is ending.
