6 Reasons to use a Realtor to find a Rental in Austin 



I have been asked, “Why do I need a Realtor to find a rental when I can search Zillow, Apartments.com, and Realtor.com for properties?" The truth is you don’t always need help. If you have time, good credit, make money, and can get ahold of the property manager to let you in or even call you back, you don’t need help. Another way to do it on your own is if you have an extensive community, you can ask on social media if anyone you know has anything to rent coming up.

 

Now,  If you are newer to town or don’t know the ins and outs of what it takes to find a rental, you have nothing to lose and lots to gain by hiring a Realtor! Let’s get the important question out of the way. How much will it cost? As Realtors, we get compensated when the deal is closed. This is the case when we represent you as a buyer’s and seller’s agent as well.  We have to ensure you find what you are looking for, compile and fill out the correct paperwork, get approved, get moved in, and stay there before we get compensated. This can take months! A normal compensation for a rental is most often paid by the owner or property management company and it’s a percentage (25%-35%) of the first month's rent. So we are not getting rich, contrary to popular belief!

Getting back to Zillow and such…As we know, those big websites aren’t updated often, have old and incorrect properties, the wrong rent prices, and when you reach out you may or may not get a response…ever!  I am currently working with some clients from Houston. They send me several of these types of rental listings daily and at least HALF of them are rented already and not updated or are in the wrong price range when I do reach out. Some don’t even exist. It is wild!

Many rental properties are managed by property managers who have many listings and stringent requirements. Owners tend to be a bit easier to deal with if you have anything less than perfect on your requirements. Here are some advantages of using a realtor to find a rental in Austin:

  • 1. Access to Exclusive Listings: Realtors often have access to a broader range of listings through the MLS and networking, including exclusive or off-market properties that may not be readily available on other websites. This can give you more options to choose from.

  • 2. Local Market Knowledge: Realtors know the local rental market trends, neighborhoods, shopping, and pricing. We can provide valuable insights into the Austin rental market, helping you make informed decisions based on your preferences and budget.

  • 3. Time Savings: Searching for rentals is time-consuming. Realtors can streamline the process by narrowing down options based on your criteria, scheduling property viewings, and handling paperwork. This can save you tons of time and effort, especially if you have a busy schedule.

  • 4. Negotiation Skills: Realtors are skilled negotiators and can assist in negotiating lease terms, rental rates, and other conditions on your behalf. This can sometimes result in a more favorable rental agreement. 

  • 5. Assistance with Paperwork: Renting a property involves paperwork, lots of paperwork. A Realtor can guide you through the process, ensuring that all necessary documents are properly completed and submitted. We can help avoid common pitfalls and ensure a smooth transaction.

  • 6. Local Connections: Realtors often have connections with landlords, property managers, and other industry professionals in Austin. This network can be beneficial in finding suitable rental options and navigating the rental process more efficiently.

It’s up to you to decide if help is right for you. If you do decide to move forward with a Realtor, you should reach out to friends and ask for referrals.
